Construction


Peter Tiesi, General Contractor (Tiesi Construction)

Peter functions as the Chief Construction Officer and General Contractor for Hanrich Enterprises, Inc.  His function is to manage, build, and maintain the properties in the various ventures of Hanrich Enterprises, Inc.  Peter has available a large crew comprised of the various trades and skills needed to complete most construction jobs, ranging from remodeling to new construction of both commercial and residential.

Over the last twenty-one years, Peter has had, as many as twenty-five employees plus sub-contractors working for him at one time. Peter has worked in commercial construction, tenant improvement, building retail stores, restaurants; a night club remodel, office buildings including ADA work. Peter has worked in residential remodel, and Peter has built custom estate homes.

Charles H. LeRoy, Certified Property Manager (CPM)

Charles LeRoy has more than 25 years experience as a property manager.  He has had management responsibility for several million square feet of property simultaneously and is currently managing more than 700 thousand square feet in a business park. 

Charles was certified as a CPM on June 19, 1988 by the Institute of Real Estate Management of the National Association of Realtors (NAR).  He is also a Certified Commercial Investment Member of  NAR.  Charles has a MBA from the University of Southern California and has been selected for membership in Beta Gamma Sigma which is the honor society for collegiate schools of business.

Louis Frasco, Managing Principal, Frasco & Woodward (Affiliated with Dilbeck Commercial and Christie’s Great Estates)

During the past forty years, Louis has developed an extensive and specialized background in a variety of areas in the commercial real estate industry.  These areas include industrial, multifamily, hotels and mobile home parks. Within theses areas Louis have been involved in the specialized activities of work-out programs, land acquisitions, sales and marketing, management, pre-construction supervision, on-site/off-site feasibility studies, financial analysis, tax-credit for affordable housing and syndicating real property and hotel partnerships.

Experience:

  • Asset Sales And Management – Worked for two real estate syndicators, United Professional Planning, Inc. (75 partnerships) and A.J. Grossbeck Company (63 Ltd. partnerships).  These partnerships owned and operated apartment complexes, office buildings and shopping centers.  My responsibility was to establish a reorganization plan to stabilize non-performing assets.  .
  • Trustee And Court Receiver Services – Troubled property specialist representing REIT’s, trustees, and court appointed receiverships, Developed an specialized real estate service to assist insolvency case managers with preliminary market evaluations, sales and management of their properties. Member of the California Bankruptcy Forum and California Receivers Forum.
  • Mobile/Manufactured Home Communities – Past Executive Vice-President of Mobile Housing Environments, a national mobile home park developer ( a joint venture of Barclay, Hollander and Curci, Transamerica Development Company Inc.) –responsible for site selection, research, development, financing and sales.  Involved in the development of over 20 mobile/manufactured home communities.
  • Hospitality – Past CEO of Motel Properties Inc., a subsidiary of Motel 6, Inc.  Responsible for site selection, financing, join venture and hotel management leaseback programs.  Later formed Gateway Hotel Corp. to provide management and services for the hotel industry.

 

Jim Woodward, Commercial Property Analyst, Frasco & Woodward

During the past fifteen years, Jim Woodward has developed expertise in a wide variety of areas in the commercial and residential real estate.  Over the past few years Jim Woodward has been working in the distressed property arena.  Properties range from non-performing assets from financial institutions to real estate being sold out of bankruptcy. Jim Woodward was also a licensed California real estate appraiser and is pursuing an advanced degree in economics.
